Which property management services do you provide?
We are a full-service property management company that manages rental properties in Westside. It includes everything from property marketing, tenant screening, rent collection, property maintenance and financial reporting. We aim to ensure a stress-free property management experience for all our owner clients.
How are your tenant screening services?
Our team conducts extensive tenant screening services to help you get good tenants. We run a full credit and criminal background check for everyone over 18. We check the tenant’s income, ideally expecting a salary of about three times the rent amount. We conduct thorough background checks and follow up with the previous/current landlords and employers to verify applicant information.
How do you handle rent collection?
Our online payment partner, Propertyware, enables tenants to pay their rent using personal checks, ACH transfers, or certified checks. Please note that we do not accept cash for rent payments. In case of late rent payments, we require tenants to make payments using certified funds. As for maintenance payments and other expenses authorized by the management, we will handle them and distribute them to the respective owners between the 14th and 16th of each month.
When do you perform property inspections?
We provide comprehensive tenant screening services to assist you in finding reliable tenants. Our screening process includes conducting a thorough review of the credit and criminal history of all individuals who are 18 years or older. Additionally, we verify the tenant’s income, with an expectation that it is at least three times the rental amount. To ensure accuracy, we conduct in-depth background checks and contact the applicant’s previous landlords and employers to validate their information.
